Limoux House

For sale is a solid two bedroom stone house in the village part of Limoux, a city of ten thousand located in the south of France, 30 klm south of Carcassonne.

The ground floor contains the entry, kitchen/dining area and pantry.  There is a garage where a car  and bicycles are kept.
First floor consists of a lounge/sitting room with a small alcove with an additional fold out couch. The master bedroom and bathroom are off the lounge.

Above this floor is the attic or loft. It is large with a double bed and also a fold out couch. There is a mezzanine, ideal for storing items to be left for your next visit. A door leads from the attic to a deck and an additional bathroom..

The house is for sale fully furnished and negotiations for a 2005 Citroen Picasso can be had.

This property is a lock up and walk away proposition idea for an alone purchase or as a share arrangement as it currently is.
It is an uncomplicated purchase that can be discussed with potential buyers and the price is set around 110000euro

The Start!

The idea sounded good, quarter shares in a house in the south of France.  Three brothers, an old friend ( not so much old, just a friend of many years) and of course their partners.  The first investigative trip to France didn't find a suitable place, but later a rundown place in Limoux seemed to tick all the right boxes:  good town, roof terrace, garage, close to the town square and
a bit of a blank canvas.

The pics won't enlarge as they're small files.   When we arrive and start the recording of the works, the pics will be larger formats.

GROUND FLOOR
 No 8 Rue Trav Malcousinat.
No 10 Rue Trav Malcousinat.  The garage.
The kitchen, which need a bit of work.

LEVEL ONE

Bathroom.   Probably looks worse than it is.  Taken in very poor light.
What was the lounge, will probably be the main bedroom.
View from bedroom 1 towards a little room which may be a small lounge area.
Bedroom 2

LEVEL TWO

Attic which will be the lounge and living area.

Looking from a service area out onto the terrace.  Work needed here!

We would have to spend some serious time and effort to bring it up to a liveable standard, and wanted to get over there and start the work before winter set in.

The process started in mid July 2013.   We formed a company, issued shares and started the tedious process of dealing with the French bureaucracy.   It took months but finally a settlement date in mid November was set. The work team starts arriving in Limoux from the 14th November and hopefully when the last of the crew leave around the 8th December it will be comfortable and set up for pleasant breaks.
